We lived here for about 2 years, and while we generally paid our rent on time (with a few instances of being a couple of days late, which we always communicated in advance), our overall experience was disappointing, especially toward the end. INEZ was understanding during our late rent payments, but things took a downturn when we faced long-standing issues that were never addressed by management nor the manager.

The biggest problem was with our neighbors who moved in above us. They smoked marijuana every day, and the smell constantly entered our apartment. Despite numerous complaints to management, they did nothing. Initially, they claimed the smell was “incense,” but it was clearly marijuana. Over time, the neighbors moved their smoking to the patio, but that only worsened the situation as they tried to mask the smell with curtains, which didn’t help.

This became even more serious when I became pregnant. I couldn’t handle the constant exposure to secondhand marijuana smoke. I was getting headaches, crying from the stress, and eventually, I ended up in the Emergency room .Thankfully, we didn’t lose the baby (unfortunately lost him a couple of weeks after moving out), but that was the breaking point for us. We decided to break our lease and move out.

When we informed management of our decision, they insisted we were responsible for the remaining lease payments. We knew our rights, as the lease was violated due to health and safety issues. Unfortunately, management ignored our concerns and sent us threatening emails about unpaid rent, eventually sending us to collections.

Adding to our frustration were ongoing security issues, as the gates to the complex were often broken, leading to multiple break-ins. We were also forced to pay for Google Fiber, even though my husband’s work provided Wi-Fi at no cost, adding unnecessary financial strain.

As we were moving out, a long-term resident shared that they had also complained about the same neighbors and faced similar issues. It was clear that management ignored serious complaints. Another neighbor confirmed the same problem and that the office had taken no action.

In reviewing the lease, we found that the smoking addendum (Page 33, Paragraph 5) clearly states that residents are responsible for disruptions caused by smoking. This situation directly violated the lease, and we believe the complex should be held responsible for the rent we paid during the final months and any future balances due to us having to move out.

Ultimately, we never wanted to move out, but after more than six complaints and the health risks posed to my pregnancy, we had no choice. The complex’s failure to resolve the situation left us with no other option. We’ve since moved out and are still receiving emails from the complex with no response to our claims, and now they are trying to send us to collections. We’re considering legal action to resolve the issue.

If you’re considering moving here, be cautious. Serious issues arise, management is unlikely to address them, and you could find yourself stuck with unsafe, unpleasant living conditions.

I wish I could have chosen no stars!

Anyone giving this place more than one star is lying or has low expectations. The apartments are the furthest thing from luxury. They are roach-infested, and pest control almost never shows up. They make promises they never keep about maintenance. The cabinet doors are very poorly hung and can fall off at any minute by just opening the door. The toilets clog almost every day. I had to go to Home Depot and buy my daughter a professional snake because maintenance will allow your toilets to remain clogged for days, even after putting in a work order. The garbage disposal almost always backs up and drains into the dishwasher and all over the kitchen floor. When it rains, the ceiling in my grandchildren’s room leaks. An emergency work order was submitted but still hasn’t been fixed.

The gates rarely work for these apartments to be gated. The incident that led to me leaving this review was recently, the management required all residents and guests to register their car(s). I babysit my grandchildren at my daughter’s apartment. When I arrived at the apartment on September 4, 2024, I attempted to register my car. While trying to register, I got to a place that required me to enter a guest code. I didn’t have a code. My daughter was at work and I was unable to contact her. I went into the office and explained the situation and asked if they could make sure my car didn’t get towed that day only because I tried to register my car but couldn’t. The lady in the office was rude and she said no. I was angry and decided to inform a potential resident how terrible their apartments and customer service were. I left and went to my daughter’s long enough to get my grandchildren and leave. When I came out (after about 10 minutes, there was a tow truck parked across from my car. I knew then that that mean girl called to try and have my car towed. I made my grandchildren get in the car and we left before he could put my car on his tow truck. While driving home, I called the tow truck company, and the apartments to let them know that they were too late. Thank the lord the tow truck driver went to the office before hitching my car to his truck. So, if you have any common sense, do not move here. Not only are the apartments crap, the people in the office (except one lady) are rude and vindictive.

Avoid Summit at Henderson Pass Apartments at All Costs

August 19, 2024

I’ve been a resident at Summit at Henderson Pass Apartments for a while now, and I can confidently say that it’s been a nightmare. The lack of maintenance and attention to detail is appalling. My air conditioning unit has been broken for MONTHS, leaving me to swelter in the Texas heat with no relief. The management team seems to be completely unbothered by this, and I’ve had to constantly follow up just to get any kind of acknowledgement.

But that’s not even the worst of it. Roaches are a constant problem, both inside and outside my apartment. I’ve seen them scurrying across my kitchen counters, in my bathroom, and even in my bedroom. It’s disgusting and unacceptable.

The appliances are also subpar. My dryer is essentially useless, taking multiple cycles to dry even the smallest loads. And don’t even get me started on the leaks. I’ve had to deal with water damage from my kitchen sink, bathroom sink, and shower, not to mention the constant dripping from the ceiling. It’s like they’re trying to drive me crazy.

But what really takes the cake is the complete lack of security. The front gate is always broken, leaving the complex vulnerable to anyone who wants to wander in. And good luck getting your mail or packages delivered – the mailboxes are constantly broken, and I’ve lost count of how many times I’ve had important items stolen. The parking lot is also a hotbed of crime, with broken glass from car break-ins a regular sight.

It’s clear that the management team at Summit at Henderson Pass Apartments is not interested in providing a safe or comfortable living environment for their residents. If you value your sanity and your belongings, stay far, far away from this place.

Dishwasher hasn’t worked for 5 months

July 31, 2024

I moved in Feb 2024 and my dishwasher has not worked since. I am now on my third maintenance req because the first one was removed after I put in a second one a while later. The second one was cancelled or something but I was never informed of that via email or text. My ceiling fan conveniently just stopped working so I guess we’ll see how long it takes to get that resolved. My neighbor’s water heater has been leaking for 3 months as well, that also hasn’t been properly fixed.
